What blockages happen in a private house
In a private house the whole drainage up to the property line is yours — and so are its blockages. Here’s what happens most often.
- Water comes out of the well in the yardThe well is overflowing: the plug is in the pipe after it, on the way to the city network or the septic tank.
- Slow drains throughout the houseThe blockage isn’t in the fixtures but at the house outlet or in the outside pipe.
- A smell in the yardThe septic tank is full or water is standing in the well.
- Blockages come back every few monthsRoots have grown into the pipe or it has sagged — it needs a camera, not another cleaning.
- It gets worse after rainA roof or yard downpipe is connected to the sewer, and the pipe can’t cope with a downpour.

The price depends only on the work, not on your home. On site the price changes only by a line of this table, and only before work starts.
Included: inspecting the wells, cleaning, flushing with water and checking that water drains along the whole line.
Not included: digging up and replacing the pipe — we clear it first, then decide whether it needs replacing; well repair.
On site we need electricity and water — for the jetting unit and the cable machine.

Why the outside pipe gets blocked
The outside pipe is longer than a flat’s and lies in the ground — it has its own causes of blockages.
- Tree rootsThey grow into the joints and catch everything that flows by like a net. We cut them with a steel rod or an electric cable, and a camera shows where they got in.
- Sag and a shallow slopeThe ground settles, the pipe bends, water stands in the sag and silt builds up.
- Kitchen greaseIn a long pipe it cools and settles in layers well before the well.
- Sand and siltThey get in with the downpipe, through leaky wells and after building work.
- A full septic tankWhen it’s full, the pipe to it stands still, and it looks like the blockage is in the house.
Where your drainage ends
In an apartment block the shared riser belongs to the building, but in a private house the whole system up to the property line is yours: the pipes in the house, the outlet, the pipe across the yard, the wells and the septic tank. Beyond that the city network begins.

It depends on the method: hydro jetting of the outside pipe — 50 ₾ per metre, beyond 100 m — 25 ₾ per metre; roots with a steel rod — 30 ₾ per metre; pumping — 30 ₾ per m³; we quote video inspection on the phone. The technician measures the length and volume on site and names the total before work starts. Evenings (18–22) +25%, nights (22–9) +50%, weekends the same as weekdays. If we can’t tell on the phone where the blockage is, a call-out with inspection is 70 ₾, credited towards the work.
Who is responsible for a private house’s drainage — me or the city?
Everything up to the property line is yours: the pipes in the house, the pipe across the yard, the wells and the septic tank. Beyond that it’s GWP’s city network, which they clear themselves, free of charge. If water is standing in a city well on the street, call GWP; if it’s in your yard, call us.
Why does the blockage in the yard keep coming back?
Most often because of roots in the joints or a sagging pipe: the plug was cleared, but the cause stayed. We cut roots with a steel rod or an electric cable, flush grease and silt with hydro jetting, and a camera shows a sag or a crack — and then it’s clear whether the section needs repair.
Why is hydro jetting better than a cable for the outside pipe?
A cable breaks the plug in one spot, while hydro jetting washes the pipe along its whole length: it removes grease, silt and sand from the walls. For a long pipe across the yard that’s more reliable — the blockage won’t build up again in a month. It doesn’t deal with roots — we cut those with a steel rod or an electric cable.
Does anything need to be dug up?
Usually not: we go in through a well or a cleanout at the house outlet. We clear it first, then decide whether it needs replacing: digging is only needed if the pipe is broken or has sunk — and only in the one spot the camera shows.
How often should a septic tank be pumped out?
Usually every year or two — it depends on the volume and how many people live in the house. If water drains slowly throughout the house and there’s a smell in the yard, it’s time — don’t wait for it to overflow.
